Naples Diamond Custom Homes’ President Mike Diamond announced the Naples-based builder is preparing to break ground on the construction of four estate residences at Quail West. Two of the residences are new-build custom estate homes being built on behalf of private clients. The third and fourth residences will be estate model homes, including the 5,331 square feet under air St. Kitts and the 5,401 square feet under air Capistrano. All four of the homes have been designed by Stofft Cooney Architects.
The St. Kitts estate model will be a two-story, four-bedroom with den, five-and-a-half bath home featuring a transitional West Indies style exterior. Expanses of tall windows will flood the interior with natural light and create the bright, light-filled ambiance favored by today’s luxury home market. A three-car garage and a dedicated golf cart garage are included in the design. The home’s large island kitchen will be finished with a coffered ceiling detail. A self-contained wine room will be situated just off the kitchen. There will also be a vestibule just off the kitchen that will lead to a VIP suite with a full bath and a covered entry that leads to the outdoor living area and pool. The master suite will also open to the outdoors and feature a vaulted ceiling and wall trim details. Upstairs, a large loft and two bedrooms with private baths will provide a self-contained space for guests with children. The loft will also offer an area ideal for TV viewing and include a covered outdoor terrace on the view.
“The St. Kitts estate residence will be situated to take advantage of Quail West’s signature lake to golf course views,” said Diamond. “The combination of the home’s southern exposure and the windows incorporated in the design will provide the bright interior that homebuyers prefer. For example, the windows in the great room are twelve feet tall. The room will have a beamed vaulted ceiling and a series of French doors that will open the entire space to a huge outdoor living area and kitchen that is placed on the view. The outdoor living area certainly plays to the Naples indoor-outdoor lifestyle. In addition to the kitchen, the outdoor space will include a covered lanai with a vaulted ceiling, retractable screens and a fireplace. We’re also incorporating a transitional pool design with a large deck. Our second custom new-build client will be building a modified version of the St. Kitts floor plan.”
Diamond’s second estate model at Quail West, the Capistrano, will feature a mission style architectural design. The home will include a total of 7,463 square feet. A great room floor plan will feature four bedrooms, five-and-a-half baths, a study, parlour, wine room, an outdoor living area with a summer kitchen and a covered lanai with retractable screens and a three-car garage with dedicated golf cart storage space. The spacious great room will be finished with a beamed ceiling and five pairs of French doors leading to the outdoor living area. Diamond’s signature attention to detail will be found throughout the home.
Pricing for the St. Kitts and Capistrano estate model residences will be announced prior to the commencement of construction. Diamond anticipates having the homes completed by next season.
One of Diamond’s new-build custom estate residences in Quail West is a 6,671 square feet under air home with nearly 9,000 total square feet. The home’s distinctive exterior will feature structural timber beams at the front entry, the extensive use of precast details, cypress corbels and professionally designed landscaping. Inside, the floor plan will include formal living and dining rooms, three fireplaces, a media room with a wet bar, a wine room, a study, a family room, a large breakfast area and gourmet island kitchen, and a large master suite. A total of four bedrooms, five-and-a-half baths and a three car garage are also included. Exquisitely executed ceiling details and a state-of-the-art sound and lighting package will be found throughout the home. Bi-fold door technology in the family room will open to a spacious outdoor living area that will feature an outdoor kitchen and fire pit, as well as a professional pool design and landscaping by Christian Andrea of Architectural Land Design. A colorful trellis will be included adjacent to the pool and spa. The home will be built on an oversized, pie shaped lot on Sunnyslope Drive overlooking the 18th fairway of Quail West’s Lakes Golf Course and offer golf to lake views. The site includes over 200 feet of road frontage.
“We will be using the best construction practices that building science has to offer to ensure this residence is ideally suited to the Southwest Florida environment,” said Diamond. “This will be all block construction with poured arches. There will not be any wood on the exterior of the home except for the timber beams at the main entry. Other examples of the advanced building technologies that we will be utilizing include breathable wall systems that prevent mold, architectural wood windows with low E glass and upgraded water proofing details, and icynene insulation along with a high efficiency HVAC system to enhance the energy efficiency of the home. We’ve incorporated these latest advances in building science into Diamond Custom Homes’ standard building practices. Because there are elevated berms behind the site, we will raise the finished floor elevation through the use of stem-wall construction to preserve the views. We anticipate starting construction in early April and completing the home in the summer of 2014.”
The second Diamond custom new-build estate residence at Quail West is a 4,724 square feet under air two-story home that includes a total of 5,878 square feet. The great room floor plan will include four bedrooms, five-and-a-half baths, a wet bar and wine room and a study. The home will be perfectly suited to Quail West’s luxurious indoor/outdoor lifestyle. An oversized lanai will feature a fireplace, summer kitchen and an edgeless pool design, a combination that will provide an ideal venue for outdoor entertaining. Diamond anticipates completing the estate residence in spring, 2014.
